The ADUs we design, permit and build in Los Angeles.
Four kinds of accessory dwelling unit, one team from first sketch to final inspection. Pick the type that fits your lot, budget and how you plan to use it.
How do the ADU types compare?
A quick side-by-side, based on state ADU law as summarized in the California HCD ADU Handbook, as of October 2026. Your city's rules and your lot decide the details.
| Type | Where it goes | Size rule (state law) | Often a fit when |
|---|---|---|---|
| Detached ADU | New building in the yard | Cities must allow at least 850 sq ft (1,000 sq ft with more than one bedroom) | You have yard space and want the most privacy |
| Garage conversion | Inside an existing garage | Not subject to unit size limits; uses the existing footprint | The garage is sound and you want to reuse it |
| Attached ADU | Addition to the house | Commonly capped at 50% of the home's floor area, with the 850 / 1,000 sq ft floor | The yard is tight but there is room beside or behind the house |
| Junior ADU | Inside the existing home | Up to 500 sq ft of interior livable space | You want a smaller unit with the lowest construction scope |
Which ADU type costs the least?
In general, work inside space you already have (a junior ADU or garage conversion) costs less than a new building, because the foundation, walls and roof already exist. A new detached ADU usually costs the most. As of October 2026, see our Los Angeles ADU cost guide for published ranges, and garage conversion vs. new ADU for the trade-offs.
