What happens in the free lot check?
You send your address through the consultation form. We look up your zoning, lot size and any hillside, fire, historic or coastal overlays, and check state and city rules for setbacks, size, height and parking. Then we talk through which ADU types fit and what you want the unit for: rental, family or both.
What happens at the site visit?
We walk the property. We measure the yard, look at the garage or the part of the house you are considering, find the sewer, water and electrical service, and check access for equipment. After the visit you get a fixed, written price and a schedule. You decide whether to go ahead.
What happens during design?
- Layout. Floor plans sized for your yard and budget, with your input on bedrooms, kitchen and entry.
- Exterior. Elevations and roof design, matched to your home where it makes sense.
- Engineering. Structural calculations, and a soils report where the lot needs one.
- Energy. California Energy Code (Title 24) documents, including solar for new detached ADUs where required.
- Finishes. Cabinets, flooring, fixtures and appliances chosen before submittal, so the price holds.
How do you handle permits?
We prepare the full submittal, file it with your city, and answer every plan-check comment until the permit is issued. As of October 2026, state law gives the city 15 business days to confirm the application is complete and 60 days from a complete application to approve or deny it, when a home already exists on the lot. Corrections add time; see how long an ADU takes.
What happens during construction?
- Site preparation, demolition and utility trenching
- Foundation or slab work
- Framing and roof
- Plumbing, electrical and mechanical rough-in
- Insulation and drywall
- Cabinets, flooring, fixtures and paint
The city inspects at set points along the way. We schedule the inspections and keep you updated at each stage.
What happens at the end?
After the final inspection passes, the ADU has city sign-off and can be lived in. We walk through the finished unit with you, hand over appliance manuals and manufacturer warranties, and go over any items to finish.
